ZEN HOUSING IN NORMANDY

Article 1 – Arrival/Departure: It is recommended that tenants or spa guests inform of their time of arrival (this being scheduled between 3 p.m. and 6 p.m. for single lodgings and before 9 a.m. on Monday morning for cures) on as soon as possible. The tenant must present himself on the day specified and at the times mentioned on the rental contract. In case of late or deferred arrival, the customer must notify the owner by telephone at 06.68.02.30.39. It is also requested to respect the scheduled departure time (at 1 p.m. for the gites only and at 5 p.m. for the cures) in the rental contract.

Article 2 – Ecological responsibility:

As the gîtes are on the edge of a forest, the use of barbecues is only authorized on the terraces and may be prohibited in the event of unfavorable weather conditions. All the equipment for the barbecue is available on each terrace of the gîtes.

It is absolutely forbidden to light an open fire in any place whatsoever on the property and in the surrounding area.

In case of use of the interior fireplace, the cleaning must be carried out by the tenant before his departure. Under no circumstances may the tenant take wood from the forest to burn it in the fireplaces or on the barbecues. The basket of wood is to be requested from the owners.

– Provision of wood for the fireplace (package of the basket: €10.00).

– Sale of quality charcoal (€10.00 per bag).

No wild barbecue will be allowed outside the spaces reserved for this purpose.

No paper or waste of any kind may be left in the forest and on the estate.

Article 3 – Stay/rules concerning noise: Rest and tranquility are priorities. Not to do anything which, by his own doing or because of his family or relations, could harm the tranquility of the neighborhood, avoiding excessive noise or any other nuisance, particularly in the evening. Animals are in the property and their tranquility is our priority. Silence must be required between 11 p.m. and 7 a.m.

Article 4 – Miscellaneous precautions: All amenities are available to you, you are asked to use them as best as possible, ensuring normal operation and reasonable consumption. Attention danger for the installation! Apart from toilet paper, nothing else should be thrown into toilet bowls. Use only products compatible with a septic tank.

Article 5 – Layout: It has been designed for optimum use for the duration and quality of reception, also bedding, furniture and miscellaneous objects should not be transported outside the accommodation. The area is reserved for adults.

Article 6 – Breakage: If necessary, report it during your stay. Immediately inform the owner of any loss and damage occurring in the rented premises, even if no apparent damage results. In the event of loss or damage to an element of the gîte caused by the tenant, the amount of the deposit will be reduced by the cost of repair or replacement costs on presentation of supporting documents by the owner, and this, within a maximum period of two months.

Article 7 – Deposit: The deposit in the amount of 1000 euros must be given by bank transfer or check at the time of booking or at worst on arrival. This will be returned to you within 14 days after verification of the condition of the rented property (interior and exterior). We strongly invite you to let us know of any damage, breakage or loss when you leave.

Article 8 – Cancellation conditions: In the event of cancellation of your reservation, reimbursement is made up to 50% of the amount of the invoice up to one week before arrival. To benefit from this reimbursement, the cancellation must occur 7 full days before the local arrival time indicated on the reservation. Otherwise, you will not be refunded. For example, if the arrival is scheduled for a Friday, you must cancel no later than the previous Friday before the arrival time indicated on the reservation. If a major last-minute problem prevents you from honoring this reservation, upon presentation of proof, the total amount may be refunded to you.

Article 9 – Cleaning costs: Cleaning costs are compulsory and apply at the end of the stay, up to 40 euros per accommodation. These do not include: tidying up rooms, tidying up bedrooms, cleaning and tidying up dishes, and cleaning and tidying up kitchens and emptying bins. Indeed, these elements remain your responsibility during the stay.

Article 10 – Users are financially responsible for any damage they may cause by their acts and gestures. They are responsible for all incidents or accidents that may occur to them or to third parties as a result of their non-compliance with these regulations, they must comply with the general conditions of sale.

Article 11 – Parking: Vehicles must be parked in the spaces provided for this purpose and under no circumstances will they be parked in front of the gîtes. No vehicle movement on the domain is authorized. The maximum capacity of vehicles parked in the courtyard of the gîte is 3. It is forbidden to park on grassed areas. Dedicated parking is available on request if the number of vehicles is greater than 3.

Article 12 – Keys: The entrance doors of each gite are fitted with key locks. When leaving the gîte, you are required to close the premises. In the event of non-compliance with this article, you are responsible for all thefts, damage and other material damage which will be invoiced. For all objects belonging to residents, you will be required to make your own declaration to your insurance and the gîte declines all responsibility. The loss of these keys will also be charged to you and deducted from the deposit.

Article 13 – Household waste: Garbage cans are made available for household waste in the gîtes. The place includes a compost and a chicken coop, so garbage cans for these 2 positions are in each gite and their notice in the file given. Please take note and participate in this waste recycling. For selective sorting, you will find bins for glass, cardboard and plastic packaging, as well as household waste, on the side of the treatment room, at the entrance to the car park. Please empty your bins when you leave.

Article 14 – Garden furniture: Outdoor tables and chairs as well as garden furniture with its cushions, parasol and sun loungers, are at your disposal on each terrace, please keep them in good condition and do not move them.

Article 15 – Water, electricity and heating: The supply of water, electricity and heating is included in the rental price. Any excessive energy consumption due to abnormal use will be charged to you. Energy is precious, let's save it.

Article 16 – Sheets – Household linen: Sheets and household linen are provided for the number of people occupying the gîte. You also have bathrobes available on request. Good to know: bathroom linen costs €9.00 per person, sheets €120 for the bed, bathrobes €30 each and kitchen linen costs €2.00. € per person. Be sure to put the towels and tea towels in the laundry bin before your departure.

Article 17 – Instructions for Smoking: It is strictly forbidden to smoke inside the gîte. Any breach of this article will be penalized by a fine of €250.00. On the other hand, ashtrays are available to you outside (pot and sand) on the terraces, the only places authorized because the estate has beehives and bees are attracted by cigarettes. Moreover, we are in a wood and the risks are high.

Article 18 – Prohibited areas: Access to the other part of the property, after the green door in the forest, as well as the stable and the pastures that are not part of the rented gîte are strictly prohibited. Only access to the Dojos or the spa is authorized upon reservation of these activities.

Article 19 – Swimming pool and Spa: The domain provides you with a Spa Jacuzzi as well as a private swimming pool during the summer on reservation paying at the time of your reservation or on your arrival, with time slots, in order to be there in tranquility, by cottage. The price for these activities is 20 euros per person for the SPA for 2 hours and 20 euros per person for the SWIMMING POOL for 3 hours, to help with maintenance costs.

Article 20 – Additional people: The gîte is made available to you for a number of tenants defined in the contract. A flat rate of €50.00 for any additional person will be charged, capped at the maximum number of the capacity of the gîte. Persons who are not registered on the rental contract may not, under any circumstances, stay on the estate in any form whatsoever (mattresses, tents, cars, motorhomes, etc.). Violation of this article will immediately lead to the expulsion of the persons concerned.

Article 20 – Pets

The place being made available to a certain number of animals in the wild, hens, geese, horses, cats and small dogs, for their greatest happiness, the presence of pets from outside is not authorized except after approval of certain conditions (on a leash, supervised, not at liberty…) by the owner of the animal and myself.

Article 21 – Signing the contract: The signing of the rental contract validates the knowledge of the internal regulations, and the general conditions of rental. No price negotiation will be possible after signature. Failure to comply with the safety instructions, contractual commitments and internal regulations entitles the owners of the Domaine and the Gîtes to an immediate stoppage of the rental without reimbursement as stipulated in the general rental conditions.

Article 22 – Disputes

Any complaint must be addressed as soon as possible to Chrystelle CABLAN 15 rue du Bois des Perruches. 27950 ST VINCENT DES BOIS.

For all disputes arising from the poor performance or unfounded interruption of this contract, only the courts within the jurisdiction of the place of lodgings are competent.
